Scope of Services

K-Box Construction Design offers project management/construction management services in the field of civil engineering (residential, offices, warehousing, retail) and infrastructure works (highways, roads, bridges, various works for water, electrical and gas connections) for projects in Romania and abroad. The services consist of managing the quality, the budget and the time programme in close integration with all the project shareholders.

The Project Management / Construction Management representative shall be the sole representative of the Client in front of all shareholders involved in the project (designers, contractors, authorities, consultants, others), being fully committed to finalize the project within the quality, budget and time constraints.

Our Project Management / Construction Management department has the capacity and the skills to support the management of the investment. The Project Management will always implement the design accordingly, fitting the budget and delivering the quality within the approved time programme. Moreover, we provide construction supervision services for projects where the procurement route includes such services. The supervision services are proactive, with the aim to prepare and guide the construction team through all the project works.

Moreover, we can provide construction supervision services for the construction duration. This supervision will be based on an audit control of the Contractor's QA/QC system including coordination with the ISC at the Faze determinant Inspections, liaison with the Designer in respect to the approval of the finishing materials. The Project Manager / Construction Manager shall provide for cost monitoring with cash flow monitoring and the management of change control, program monitoring and management to ensure the achievement of target milestones and on-time completion and monthly reporting to the Client. The Project Manager / Construction Manager will monitor the contractor's processing of all required approvals and permits and their coordination with the Authorities.

The Project Manager / Construction Manager is committed to a flexible approach towards the successful implementation of the project in terms of quality, cost and timing and we adopt a proactive attitude whilst maintaining full compliance with all the project constraints.

The Project Manager / Construction Manager will prepare construction supervision procedures, including document control, reporting requirements and quality assurance/materials testing. It is anticipated that the contract shall be managed through monthly meetings/program/progress reviews, with weekly on-site management meetings and weekly work schedules and daily contact at a technical level.

Project & Construction Management Consultancy

We provide this kind of consultancy when the Client is asking for separate management services for the project, such as:

  • Project Initiation
    1. Establishing project requirements. Establishing design criteria with Client - Client’s Brief. Elaboration of the initial budget and the business plan.
  • Time Management
    1. Tracking and recording time spent completing Project tasks against the Project Plan. Issuance and updating of the Project Master Program. Project Master Program follow-up & activities follow-up. Establishing Critical Milestones - Design, Procurement, Construction, Hand-Over Phases Completion. Prepare and monitor the subsequent schedules.
  • Cost Management
    1. Identifying and recording costs against the project budget approved by Client. Establishment of the Baseline Budget. Estimated initial cost. Cash flow data. Managing the project cost plan and preparing the adjusted cost plan and the total anticipated cost. Cash flow update. Estimated cost of completion and variations. Check Works Situations submitted by the General Contractor / Contractors. Valuing completed work, work situation actually achieved. Issues Partial and Final Payment Certificates for Client’s approval
  • Quality Management
    1. Reviewing the quality of the deliverables and management processes. Inspection and quality control of the works by the Site Inspectors (Diriginti de Santier). Removal of works that do not meet the specifications or damage to the works. Monitoring performance of the Contractor. Measurement of quantities of works performed by General Contractor/Contractors.
  • Change Management
    1. Reviewing and implementing requests for changes to the Project. Clear identification of scope changes or variation proposals. Checks and issues the Variation Orders for Client's approval. Early capture and rapid analysis of time, costs, operational and performance impact of changes or variations.
  • Risk and Issue Management
    1. Identifying Project issues, communicating to Client upon the feasible solutions to solve them and resolving them, whenever possible, in a timely manner and based at all times on the Client's prior input;
  • Procurement Management
    1. Receiving and accepting procurement items and managing supplier performance. Prior to any decision of the Project Manager the Client shall accept and confirm in written form the offers of the suppliers and instruct on any contractual matters
  • Contract Administration
    1. Establish Construction Agreement documents format for Contract signature. Asist the Client in negotiation with the General Contractor/Contractors. Contract monitoring and performance reporting to Client. Monitoring changes to the General Contractor's/Contractors' works. Providing advice on contractual claims. Managing claims/disputes and making fair, impartial decisions.
  • Works Supervision
    1. Tracking compliance with Design and Construction Agreement. Supervise the execution works by Specialist Engineers. Monitoring performance of the Contractor. Ensuring statutory approvals are being obtained. Measurement of quantities of works performed by General Contractor/Contractors.
  • Project Close-out
    1. Lead the Final Inspection. Prepare a punch list of incomplete contractor items. Reception with Authorities - Assistance during the process. Testing & Commissioning. Resolve Outstanding Change/Claim Disputes. Verification of contractor closeout requirements (training, warrantees, O&M manuals, as-built drawings, etc.). Document archive hand-over to Client, including Construction Book.
